Qualifications and Notes
1 - Bid based on owner providing capital improvement certificate.
2 • Bid based on non union labor
3 - Asbestos, lead, mold or other hazardous material removal not included.
4 - No associated air monitoring or testing costs included.
5 - No building department filing fees included.
6 • Owner is responsible for providing utility service to space.
7 • Temporary heat not included
8 - Alarm systems not included.
9 • Audio /Video systems not included.
10 - Control and low voltage wiring not included.
11 • Window treatments to be provided by others.
12 • All extra work and change orders are subject to cost plus 15%.
13 - Owner supplied subs are subject fo a coordination fee. Percentage to be determined.
14 - This project will be left in clean condition. Detailed hand cleaning by others.
15 -Any repairs to existing conditions other than that described in the scope provided not included.
16 - Hoisting of all material and removal of debris will be done by use of existing elevator.
17 • Close out documents. Including warranties, sign offs and etc., shall be submitted upon final payment.
18 - Skim coating of existing walls not included.
19 • This proposal is good for 30 days. After such time prices are subject to change.
20 - Controlled inspections not included.
21 - Mock ups not included in this proposal and will be billed as a reimbursable expense.
22 • My items that appear after final punch list has been determined and agreed upon are considered warranty items and will be handled as such.
23 - All appliance and fixture pricing is good for 30 days from date 010^3POSat
24 - Change Orders not subject to retainage.
25 - Items that am not specified are assumed standard. Any upgrade from standard will result in additional charges.
26 - Preparation of "As Built' drawings not included.
27 - Contractor will not be responsible for touch ups or clean ups after owners move in company.
28 • Maintenance of HVAC and mechanical systems not included.
29 • Lighting fixtures will be provided by owner.
30 - An allowance of $22,000 is considered for the kitchen appliances at apartments 8A, 10B. ION and 116.
31 • Closet doors considered to be hollow wood.
32 - Work considered to be done in two phases (Phase 1 - 8A. 10B, 118. 11P. 11J: Phase 2 - 2G. 3M, 8H, 10F, 10N)
