I'm fully aware of the property and the current market state. Honestly, many brokers who have
previewed the building thought it was priced very well or even under priced. It's not as easy as a
comp for a condo, but the block has become one of the most desirable in the area. He building is
surrounded by lux buildings that have achieved price support over $2000/sq ft. The PH condo
across the street is for sale for $14mm, with approx 3500 sq ft and 1500 outdoor, and approx
$10k/mo to carry. With all of this, it makes 484 look like a relative bargain.
I'm not trying to be stubborn. I would like to work with you and the owner and come up with a
price that works for all. Sl0mm unfortunately is not going to cut it.
Let me speak with the owner again in the AM. I will certainly follow up as soon as possible.
